Canadian snowbirds head to U.S

Canadians are now the largest home purchasing group of any foreign demographic in the U.S., according to a survey by Credit Sesame. Florida remains the most popular destination for foreign buyers, most of whom buy detached single-family homes for less than $100,000 each. Texas, California and Arizona are the other most poplar targets for snowbirds, with Canadians leading the way in Arizona as well. Asians are the second-most-frequent foreign buyers in the U.S., according to the report, followed by Europeans. Vikings part owner buys Palm Beach condo for $5.48 million

Alan Landis, a part owner of the Minnesota Vikings football team, has paid $5.48 million for a penthouse condominium apartment at the Parc Regent in Palm Beach, according to the Palm Beach Daily News. The sellers were Michael Schmidt and Paul Schmidt Jr., according to a deed filed in Palm Beach County Circuit Court. The home was listed at $8.25 million by Howard Talks of Linda A. Gary Real Estate. Launched nearly six years ago, the masterful 289-ft. Maltese Falcon remains Perini Navi’s crowning achievement.
While the yard has constructed many stunning yachts since then, none have approached the Falcon’s impressive length.
Now Perini Navi has signed a contract for a 226-ft. sailing superyacht, that, when completed, will be the second largest PN ever built, Superyacht Times reports.

Set for delivery in 2015 to an unnamed but assuredly very rich owner, the 226-footer will be one of the 10 largest sailing yachts in the world when completed.
The interior layout has been designed by the Perini Navi Design Office and will be completed with the help of the American interior design studio PH Design.

Equity One closes on $473 million sale of 36 shopping centers

North Miami Beach-based Equity One has closed on the sale of 36 shopping centers nationwide for a total of $473 million. The centers, which total 3.9 million square feet, were sold to Blackstone Real Estate Partners VII, and are located predominantly in the southeastern United States, including in Tampa and Orlando. "The sale of this portfolio is a significant milestone in our strategic plan as we execute on our capital recycling efforts," said Jeff Olson, CEO of Equity One. Florida tops 19 million residents




There are now more than 19 million residents in Florida, according to estimates from the U.S. Census Bureau. Florida, whose population grew by 1.36 percent from April 2010 to July 2011, has the fourth-most residents of any state in America. New York grew 0.45 percent in the same period, and continues to have the third-most-populous state. The U.S. population grew by 2.8 million in the 15-month period. [SFBJ]

Miami residential market stays strong, with help from foreigners at Art Basel

The Miami residential market is riding a high into 2012, led by continued demand from foreign buyers and helped in part by an Art Basel bounce. 

Sales of single-family homes in the Miami metro area rose 11 percent in November, with a 2 percent rise for condominiums, according to a report from the Miami Association of Realtors. 

Now, prices are also beginning to show signs of life, particularly in the condominium market, which saw its median sales price jump 18 percent last month. 

In fact, November was the fourth month in a row in which Miami saw a price increase.

"I think we're going into the season in a very nice place," said Alicia Cervera Lamadrid, chairman of Cervera Real Estate. "We've send tremendous absorption of existing inventory -- so much so that we've even seen a couple of new projects launch."

Those new projects, like BrickellHouse, which Cervera is marketing, and Related's My Brickell, have been spurred by Miami's residential rebound, which has largely been the result of Latin American and other foreign buyers.

It's also come from the drastic inventory decline, which Cervera noted, to the tune of a 40 percent drop in residential inventory since 2010, according to MAR. 

It was the foreign demographic that was out in full force at this year's Art Basel festival, from Dec. 1 to Dec. 3, the unofficial kickoff for the winter real estate season. 

"We were crazy here. The whole office was pretty busy," said Diane Lieberman broker and founder of South Beach Investment Realty. "People come down for Art Basel, they feel the energy, the excitement, and they say, 'why not just have a place here?'"

Lieberman said she signed five contracts on properties in the area during Basel, including a property at Williams Island's Residence Du Cap. and Canyon Ranch Miami Beach.

"We got some great leads," said One Sotheby's International Realty President Daniel de La Vega, whose firm sponsored an event at Art Miami in Midtown. "We also had a lot of agents from other companies come by. [Basel] is a great place to network."

De La Vega said he saw particular interest from European buyers, who accounted for a number of his potential clients during Basel.
While 2011 has been the year of the foreign buyer in Miami, their dominance is not likely to change, according to Related ISG's Philip Spiegelman -- with one large exception. 

"Latin America will continue to play a very significant role in all real estate development and activity in South Florida," he said. "But the new wrinkle to that is we have an anticipation that we'll start to see renewed activity from New York, the Northeast and Canada as we go through the winter season."

 


Miami Association of Realtors: Fort Lauderdale Realtor suit "disappointing"




Following the announcement of a lawsuit brought by the Realtor Association of Greater Fort Lauderdale over allegedly improper advertising by the Miami Association of Realtors, the Miami organization released a statement denying the allegations and calling the move "disappointing." "This lawsuit seems to be a reaction to healthy competition in the marketplace -- and our association offering more and better services at lower costs -- to the benefit of thousands of Realtors." MAR said its membership numbers, which list a total of 25,600, were accurate. "We are always accurate, ethical and professional in all of our business practices, including our advertising and promotion," the group said, vowing to "vigorously defend the lawsuit."  -- Alexander Britel

Talk-show host Oprah Winfrey has placed an eight-room, 4,607-square-foot co-op unit inStreeterville up for rent for $15,000 a month.
She reportedly purchased the luxury apartment in the urban-upscale Streeterville neighborhood in 2006 for $5,600,000.
The sixth-floor co-op is one of 13 apartments in a Beaux Arts-style building that was built in 1913 and designed by architect Benjamin Marshall.

The 20,000-square-foot condo features floor-to-ceiling glass windows, six bedrooms, seven full baths, four powder rooms; 2,500 square foot master suite, thirteen-seat home cinema and four terraces, four fireplaces and six car parking.
The penthouse was originally asking $70 million in 2008 by Victor MacFarlane, a real-estate developer who bought three apartment shells and combined them.

Billionaire's Daughter Pays Record Sum for NYC Pad


Former Citigroup chairman Sandy Weill listed his 6,744-sq-ft apartment at 15 Central Park West for an astonishing $88 million in November, promising to donate the proceeds of the sale to charity.

Now comes news that Ekaterina Rybolovleva, the 22-year-old daughter of Russian billionaireDmitriy Rybolovlev, is buying the condominium. Rybolovleva is currently studying at an undisclosed U.S. university and plans to stay in the apartment when visiting New York. According to a source familiar with the sale, she paid the full asking price of $88 million, setting a record for highest individual transaction in New York City history.

A company associated with Ekaterina Rybolovleva, daughter of a well-known businessmanDmitriy Rybolovlev, has signed a contract to purchase an apartment at 15 Central Park West, New York. The apartment is a condominium currently owned by the Sanford Weill Family.

Ms. Rybolovleva is currently studying at a US university. She plans to stay in the apartment when visiting New York. Ms. Rybolovleva was born in Russia, is a resident of Monaco and has resided in Monaco and Switzerland for the past 15 years.”


The apartment, in one of the toniest post-war buildings in Manhattan, has 10 rooms including 4 bedrooms, a wraparound terrace of more than 2,000 sq. feet, 4 bedrooms and 2 wood burning fireplaces.

“This sale is an outlier. It works out to be about $13,000 per sq. foot, the highest on record, for anything, that has ever occurred,” says Jonathan Miller, chief executive of real estate appraiser Miller Samuel, “What is ironic is that when Sandy Weill bought it for less than half this amount, he paid the highest price per sq foot to date in that building, around, $6,400 per sq. foot. He is again setting a record.”

The previous New York City record had been set back before the market crash when investor Christopher Flowers paid $53 million for a townhouse at 4 east 75th Street. He resold the property on August 15 for just over $36 million.

There were two other very notable sales in the city this year. Russian composer Igor Krutoy paid a record $48 million for a condo at the Plaza in March, and a townhouse at 16 East 69th Street sold for $48 million in July.

Rybolovleva is the second daughter of a billionaire to make huge real estate news this year. Back in July, heiress Petra Ecclestone, daughter of UK Formula One billionaire Bernie Ecclestone, apparently paid $85 million for Spelling Manor, the 56,500-square foot mansion that was previously owned by Candy Spelling, widow of famed TV producer Aaron Spelling, whose works include the “Beverly Hills 90210,” “Charlie’s Angels,” and “Dynasty” series.

Rybolovleva’s father Dmitriy sold the majority of his stake in Uralkali, the fertilizer business that made him rich, for $6.5 billion in 2010.  He is already known in U.S. real estate circles for his May 2008 purchase of Donald Trump’s Palm Beach mansion, Maison de L’Amitie. He paid $95 million in cash for that residence, $25 million less than what Trump had originally asked. It was apparently the largest single residence price concession of all time.  He may not own that house much longer though. His wife Elena, who filed for divorce in Pam Beach court in 2009, is seeking transfer of ownership of the former Trump mansion.  He himself spends much of his time at his home in Monaco and is likely to buy the struggling French football club, AS Monaco.

This special Super Sport model is distinguished by an unpainted carbon fiber body, blacked-out alloys and brightwork, and a bright blue interior.
The Edition Merveilleux is unveiled in a special video (below) wishing the owner of the latest one-off Bugatti a happy birthday.

The Super Sport has a quad turbocharged sixteen-cylinder engine with 1,200 PS (882 kW / 1184 hp) and 1,500 Nm (1,106 lb-ft) of torque.
The Bugatti Veyron Super Sport currently holds the Guinness record for the world’s fastest production with an official top speed of 430 km/h (268 mph).

Aventura office plaza tops off




Aventura Optima Plaza, a LEED Gold-certiifed office complex in Aventura, has completed construction and is on track for delivery in July 2012, according to Colliers International South Florida. The 117,000-square-foot project, which is located at 21500 Biscayne Boulevard, has solar panels that produce 48 kilovolts of electricity each day. The project also has a 20,000-square-foot landscaped "green roof" above its garage building, with a jogging trail, exercise rooms and a juice bar. Related's Perez stunned by backlash to $35M museum donation



When Related Group CEO Jorge Perez gave $20 million in much-needed financing to the Miami Art Museum, in addition to $15 million worth of art, he never expected a negative reaction. But the Miami Herald noted that the renaming of the museum, which will now be known as the Jorge M. Perez Art Museum of Miami-Dade County, has drawn much criticism.

Critics point out that it was taxpayers who voted to fund a $100 million expansion of the museum in 2005, and who will be continually called upon for support in future maintenance of the cultural institution. Therefore, they say, it should remain the Miami Art Museum. Some collectors who donate art to the museum have even withdrawn donations. 

"I'm saddened. I never thought this would be the reaction," Perez told the Herald. "Perhaps stupidly, I thought people would say, 'This is amazing. Not only has someone stepped up so that this museum can become a reality, but a Cuban American has finally stepped up with a major contribution to the arts in Miami.'"[Miami Herald]

A nearly two million dollar golden Christmas tree has been put on display for the holiday season in Tokyo.
Tokyo’s jewellery store Ginza Tanaka unveiled its 2.4 meters tall Golden Christmas Tree, which is made from 12 kilograms of pure gold, worth 1.95 million US dollars.
It took 15 craftsmen four and a half months to complete the creation. The store says it’s the most expensive Christmas tree they’ve ever created.

The jeweler had created a $1,500,000 golden Christmas tree in 2008, but he’s managed to top himself this year.

The company had previously created the golden Mount Fuji, A gold Stitch and a Gold Mickey Mouse statue, a golden calendar, a gold beer mug and a Golden Tokyo Tower.
The Christmas tree will be on display from Nov. 22 through Dec. 25 at the store… But Ginza Tanaka has no intention of selling the lavish piece of art!
Emirates Palace, a seven-star hotel in Abu Dhabi, also unveiled a 13-metre fake evergreen tree in its lobby worth about $11 million last holiday season.

In a darkly imaginative project between champagne house Dom Pérignon and auteur David Lynch, the filmmaker spent two days in darkness, creating ghostly sets and conjuring up mythical stories of his own. The result: two breathtakingly precious portraits of Dom Pérignon's iconic bottles.
David Lynch, working in a California studio transformed into a darkroom, spent two days contemplating the timeless silhouette of the Dom Pérignon bottle. In those 48 hours, he invented stories, created sets and cobbled together strange theatrical machinery - and took many, many photos. In the end, this massive trove was culled to just two precious images, a distillation, if you like, of his journey into Dom Pérignon.

One look at the two selected images will give you an idea of the intensity behind the man's artistic pursuit. Under the eye of Lynch's camera, the bottles are subsumed into a fantastical, dreamlike landscape, into which the viewer is pulled into, as if drawn by a long tracking shot.
In the notes provided by the champagne house, the viewer is invited to imagine "ghostly skyscrapers in the middle distance, their uncertain outlines standing amid an urban twilight lit by crepuscular flares. In the far distance a sci-fi underworld, lit here and there by flashes of light, seems suspended in a biotopic night."

When you're feeling a tad blue at the end of the day, chances are you might reach for a tub of ice cream as a comforting restorative. For Briton Carl Weininger, who recently turned 60 and was dumped by his lover, his poison of choice was the purchase of the world's most expensive dessert.
Carl Weininger, a diamond merchant from Rugby, Warwickshire, bought the fairy-tale cake at his 60th birthday dinner from Lindeth Howe Country House Hotel in Windermere, Cumbria - also known as the former home of author Beatrix Potter.
"Buying the dessert was a real boost for my morale," Weininger said. "I was dumped earlier this year and felt this could be a decent pick-me-up."
Fashioned to look like a Faberge egg and layered with champagne jelly and a light biscuit joconde, the creation is coated with bitter dark chocolate and finished with a glaze of edible gold leaf. The finishing flourish? A two-carat diamond atop a handmade chocolate flower.

It's official: The Elizabeth Taylor Jewelry Collection auction by Christie's has set a new world record for the most valuable private collection of jewels sold at auction, fetching US$115,932,000 in one night.
The star of the night came from under the sea: Ms Taylor's La Peregrina natural pearl, diamond, ruby, and cultured pearl necklace (below) went under the hammer for $11.8 million, including fees, breaking two world records at once: for an historic pearl, against the previous record of $2.5 million set by La Regente at Christie’s Geneva auction in 2005, and for a pearl jewel, surpassing the $7 million record paid for The Baroda Pearls at Christie’s New York, 2007.

Drywall settlement could cost Chinese firm $1B

The end is near for the Chinese drywall saga that hit the Southeast last year, and Florida in particular, as manufacturer Knauf, and its Chinese affiliate, Knauf Plasterboard Tianjin, agreed to a settlement that would provide cash to replace drywall in affected homes. 

According to NBC Miami, the settlement will cost between $600 million and $1 billion as the company will cover the costs to repair all 4,500 houses affected, 55 percent of which are in Florida. 

The drywall Knauf installed has a foul odor, can cause health problems and corrodes wiring and metal in appliances. The plaintiffs' attorneys, who previously rejected a $53 million settlement said that Knauf knew the drywall was defective but didn't tell customers. [NBC Miami]

MGM Resorts International may build a hotel in Miami even if the proposed casino legislation does not pass, according to CEO Jim Murren, the Miami Herald reported. But the executive said he wouldn't plan a large project like the one proposed by Genting, and whatever is built in Miami needs to be in conformity with community demand. "Florida doesn't want Las Vegas and they're absolutely right," he said. "To take a Las Vegas program and drop it into South Florida is a mistake. I think it would cannibalize existing business and cause tremendous traffic congestion." A potential MGM hotel in Miami would have between 300 and 500 rooms, he said, likely using the Bellagio or MGM brands, he said. [Miami Herald]

Former Versace mansion owner files lawsuit against German bank

A German bank is the target of a RICO lawsuit by the owner of the Casa Casuarina, the former Versace mansion, alleging that the bank schemed to commit a series of fraudulent actions. The bank, WestLB, holds the mortgage on the property. "WestLB took signature pages and slapped them on a loan document that was never agreed to by the parties, and pretended like this was a finalized loan document when it wasn't," said Adam Steinberg, a lawyer representing Casa Casuarina. "And there was a post-closing agreement that it executed and it says the parties will sit down and agree to a finalized loan document ... and they never did." Beyonce lost a staggering sum on a tiny swath of Miami real estate, but that hasn't deterred her from shopping for a much more expensive mansion with husband Jay-Z. Just days afterBeyonce was spotted checking out Ricky Martin's Miami mansion, TMZ.com reported that the singer sold a beachfront cabana for 75 percent less than she paid for it in 2002. 

Beyonce paid $455,000 for a 190-square-foot cabana at the beachfront condo where she resided, and sold it Nov. 9 for $110,000. The $355,000 loss seems large for such a small space, but Beyonce was aware of the hit she was about to take on the property -- she listed it for just $135,000. The loss amounts to more than $1,868 per square foot. [TMZ]

With a total of 132 units, the Porsche Design residential tower will have 3 unique drive-in lifts, platform lifts, which will allow owners drive their vehicles into them. Using sensor and controls, these lifts/platforms will then take the owners and their cars to the respective floors and individual apartments, all of which have been allotted separate parking garages. This will ensure a smooth access between the residential premises and parking spaces, without being an obstacle to any other resident around.
